Is a Survey Really Necessary?

Surveys are expensive. You already have to pay for a basic valuation for your lender, and you may be tempted to risk not to bother with any closer examination of the property by professionals.

NOTE!!  "Mortgage Valuation Survey" NOTE!!

You should be aware that the valuer is only concerned with problems that might affect the protection of the mortgage lender’s loan.  The Mortgage Valuation is not obliged to reveal any structural problems that need fixing.  The lender simply needs to know that they can recoup their loan, if needs be.  There may be problems with the property but they will not appear in the valuation report

Certainly you can look it over yourself and this can give you some idea of its condition, but there is no doubt that a trained eye will show you all the problems which you would not pick up on.

A survey might seem to cost a lot at the time, but you will kick yourself if you have to pay out thousands of pounds later on for major repairs of faults you didn't know about when you bought it.

If major defects are uncovered you might even think again about your purchase, or you could be in a position to renegotiate the price saving at least the price of the survey and often more.

A home is a massive investment and it is worth paying a few hundred pounds for a survey at this stage as it could save you much bigger sums, and lots of hassle, later on.

If problems do appear later on which the surveyor did not point out, you may be able to claim compensation

The Home Condition Survey (HCS) is a clear and concise and jargon free report on the condition of a domestic property.  I offer a cost effective service and will inspect and report on the property quickly, allowing the homebuyer to make a speedy and informed decision.

The Survey can only be delivered by specially trained and fully accredited residential property surveyors, the HCS gives the buyer a plain English, jargon-free report on the condition of the property using a simple 1,2,3 rating guide, so it is easy to understand any risks or unforeseen expenditure that could crop up.

Buying a house can be stressful and it is not always in the seller’s best interests to be fully open about its quirks and idiosyncrasies. The HCS tells the buyer about any aspects of the property that need urgent attention or which present serious faults, as well as any longer term repairs that a home owner might have to plan for.

As the HCS can only be produced by fully qualified and accredited members of SAVA –an organisation which trains and accredits the work of surveyors. Homebuyers can be assured of a comprehensive report produced by a professional, trustworthy individual.

The Energy Performance Certificates EPC or EPCs which we can supply in Cheshire and North Staffordshire are a compulsory component of the Home information Pack HIP or HIPs unlike the Home Condition Report or HCR which is voluntary.

We are also available to undertake EPCs EPC is Energy Performance Certificate work in Cheshire and North Staffordshire. EPC work can be undertaken by Domestic Energy Assessors DEA or Home Inspectors. Home Inspector is a higher professional qualification that covers Domestic Energy Assessor DEA requirements.
